I think so. A lot of people think they are toddlers as soon as they start 'toddling' around. I think they can be both though. I'm not ready to give up the baby status :)

They are planning on raising rates is my thought. I refinanced in 2013, The lowest rate ever! 2.65%. Will never refinance unless it goes lower, which it won't. Our Gov't is out of control again.

BTW I have hiccups. Sigh...

It's a lot. Many people know about RESPA- and that the Department of housing and urban development oversees that. Not anymore. Now, on top of Respa, we have CFPD regulations and the CFPD is over-seeing RESPA as well. The problem is, there are SOOOOO many new regulations, we are watching seminars online every week just to learn what we need to do to be compliant - and we aren't even the lenders. But, really, the new features will not allow for any error, require more disclosures, and if ANYTHING changes - you have to re-disclose and wait 3 or 7 days to close (depending on the change) - even if the seller wants to change something, like they want to take the dishwasher and give you a credit for it. Closings will be delayed. In addition, there is now PERSONAL liability for screw ups. So, if my closer makes a mistake - SHE can get fined instead of just the firm. And by mistake, I mean things like not having a bolded word in a form where there should be, or forgetting to encrypt an email, or mailing a document one day late. I mean, some of the stories we heard today were ridiculous.

And another feature - on top of regulatory fines, they now allow personal causes of actions, so a Borrower can sue you after you have been fined. Even class-action lawsuits.

This is going to terrify everyone so badly, very few loans will actually get done b/c so much work will go into each file. They have already said they purposely want to delay closings. So, buying a house is going to take you about a month longer.

This all starts August 1st, but we have to be ready and compliant well before then. Every procedure we have has to be in writing. I know some won't think that's a big deal - but I'm talking EVERY LITTLE THING you do has to have a written policy and for small offices - that's a lot of work to do between now and then. Employees need background checks and credit report checks yearly. Privacy is not allowed. My employees have all been at the firm for decades, and now I have to do background checks on them. No grandfathering.

It just sucks.

The problem is that even an investigation can put you out of business because they are so over-burdensome and require special software, hundreds of man hours, and tons of attorney fees. Even if you have done nothing wrong - they can demand to see all your files just to check and they will give you 30 days to copy and give them everything. It halts everything and costs a fortune.

Wow, this is going to put another damper on the housing market. I am in the process of looking for investment property, perhaps I should wait because once all these reg's come to light it will drive down property prices
