It happens every summer at least twice. Usually three times. It's documented. They won't put in a new unit because that would cost money. And they guy that comes out says all the houses built by this company have the same issues. I guess they used cheap materials.

I'm sitting here with water and two fans. I might be able to cool down enough to take a nap. If I can then it will make time go by.

Thanks flan. The upside of renting is we don't have to pay for all this stuff when it breaks. The downside is that we get what we get when they repair it. I would have long ago found out what was wrong, sucked it up, and paid for the proper repair.

 Not going to happen.  We already pay a whole lot less for the exact same house as our other neighbors who rent from the same realtor.  Exact same house meaning all the houses on the street are the same and have the same square footage.  We pay a lot less because we've been here the longest and don't complain all the time.  We've watched them raise the rent on couples that complained constantly, had terror kids, and/or other issues.  We'd like to stay here until we buy something.  So yes, we could throw a huge fit but it would hurt us in the long run.

 You should look into your renters rights.

 That's what I hated about working weekends. Sometimes you ended up working 10 days in a row without a day off. Or, the dreaded CLOPEN.  Closing shift one night and opening shift the next day -- other wise known as "Get MM some Starbucks and do your damn job" day. Lol.

I guess you don't get it Lily. We have rights. What we CAN do and what we SHOULD do are two different things. We do not want our rent to go up. Most of our neighbors are already paying a hundred to a hundred and fifty dollars a month more than we are for the same house. So if the landlord wants to raise the rent we he can. It's owned by a big company who is out to make money. We don't pay for the repairs. If it were MY house I would have fixed it right a long time ago. But it's not my house so I will deal. We have a window unit that will cool one room. If it gets too bad I'll put that in. Oh, and we also have three dogs and according to our lease are only supposed to have one. They have overlooked this fact. I'd rather not piss them off.

 It's tolerable in here.  Not comfortable but it's tolerable.  If I call the emergency line they'll say they'll send someone in the am.  You can go online and report issues so I'll that tonight and they'll see it first thing in the am and send someone out.  I will include in the email how many times it's been broken.  I get really angry and frustrated because the repairmen always make stupid comments about me being a woman.  I don't care what is between my legs.  I know when the ac is broken and when it's not.  I'm going to stress that this is becoming a habit.

It doesn't matter how good of tenants they are. If the market is tight, good tenants are a dime a dozen. If they are getting more money from their other rentals than they are from NJN's place, they can jack up the rent anytime they want to.

She is right not to rock the boat. We rented from a big company for a year when we first moved to Indiana. They could care less if you are a good tenant or a bad tenant. They just want to make money. Our company wanted to charge us $25 a month for parking - we didn't even have covered parking, just a parking spot. We refused and they told us to move out. We did gladly. They lost good tenants over $25 a month.

 Thanks.  The actual owner lives in CA.  I don't think people understand the situation.  When we first moved in our next door neighbors were paying five hundred dollars less than everyone else.  But they were Mexican and had about thirty people living in the three bedroom house.  One day they got notice that their rent was going up by three hundred dollars.  They moved.  We had another neighbor that their kids were horrible.  Tearing up stuff on all the houses on the block.  Their rent went up also.  They moved.  I've just seen this happen too many times.  If they don't want to deal with you they jack up your rent.

 First, I don't rent - we don't pay for our housing at all. Second, I actually AM a landlord. We rent out our house in Indiana. Third, I just told you I have experience with a large rental company similar to NJN's. They lost us over $25 a month because they don't care about the tenant. They care about the money.

The large rental companies have a set budget for repairs. Often the repairs needed for all their properties are more than the budget can handle. So they bandaid fix everything. They don't actually FIX it, they rig it so it isn't broken.

And anyone who doesn't like it, and who complains, is priced out of their current home. They jack up the rent until the complainer decides to leave.

We tried to use the "good tenant" thing...they lost us over $25 a month. They don't care who is a good tenant.

IKWTDS, you are a landlord who wants to fix the problems so they don't end up costing a lot of money in the long run. How much is a can of freon? How much would it cost to put in a new unit? I bet in comparison to the freon the new unit looks very costly. They don't want to drop money into these places. They are here for a quick buck. You look at your rental property as an investment. They look at it as quick cash.

There is a HUGE difference between landlords who are private citizen who own property and rent it out as an investment and large rental companies. It's like the difference between a mom and pop grocery store and a large chain. The large chain grocery store doesn't care if they lose you as a customer over the wrong brand of yogurt. The mom and pop store will order it in special just for you.

 Rental property is at a prime here.  That's why they know they can kick you out in a heartbeat and fill your house.  These places don't sit empty.  They're filled pronto.  We would have a hard time finding another place like this.  Other than the constant battle with the ac we've never had an issue.  We did have some problems getting our ice maker fixed but that was only because the model we have isn't made anymore.  When our dishwasher broke they brought us a new one.  I'm not sure why they won't just fix the ac right but they won't.  We're not willing to lose good housing over this.

Sounds like a bad area. Maybe moving is the best idea.

What do they call landlords who don't fix their properties and the tenants live in bad conditions?

I get it. I have rented. Signed contracts that kept rent at a certain level and kept things working and placed when needed.

OMG It's NOT a bad area. That is one reason we live here. It's a really nice area and most people would kill to live here. Sheesh. We're not freaking moving. I don't get why everyone else feels it necessary to be taking digs. I was venting about the ac not working. And now I supposedly live in the ghetto. Amazing.

I said what I did because you said yourself you deal with this 2-3 times a year. I offered a solution.

Suggested you check your rights as a renter.

And then you said you had a neighbor with 20 something people in one house, you talk about the neighbors with the dogs and the pedophile and terrible kids and you factor in a landlord that want to actually fix a recurring problem and it all sounds like a not so nice area.

You say it's nice. Ok. Fine. I hope you get it fixed quickly.

Right now tenants are competing with each other for rentals. Landlords are just sitting back and letting it all play out. Where we live there are so many people that lost their homes in the housing bubble burst that they have glutted the market. Landlords are charging exorbitant rates for disgusting conditions because the market is in their favor. Tenants who make a fuss are tossed out and new tenants are found.

When we were looking for a place, one of the rental companies told us they had a 4 year waiting list for their properties. They gave me an application - it was 8 pages long. They are weeding people out just by their inability to fill out the application. They asked for our credit card numbers and credit card balances. In addition to running a credit check and full background check they wanted our credit card numbers. No way would I give that info to anyone. But refuse, and you can't even get put on the waiting list.

 Well maybe you should get ALL the information before you start making judgments.  We've been here almost six years.  The people who had thirty people living there left after the first year we lived here.  The people with the terrible kids got kicked out probably about a month after we lived here.  The pedophile has been gone about two or three years now.  Yes, my neighbors have a **** load of dogs.  That is true.  But how do you call and complain on your neighbors who have too many dogs when you have too many (according to the lease) yourself?  Yeah, not so easy.  The landlord tends to weed out the bad people pretty quickly.  My neighborhood is pretty boring now.

It doesn't matter how good of tenants they are. If the market is tight, good tenants are a dime a dozen. If they are getting more money from their other rentals than they are from NJN's place, they can jack up the rent anytime they want to.

She is right not to rock the boat. We rented from a big company for a year when we first moved to Indiana. They could care less if you are a good tenant or a bad tenant. They just want to make money. Our company wanted to charge us $25 a month for parking - we didn't even have covered parking, just a parking spot. We refused and they told us to move out. We did gladly. They lost good tenants over $25 a month.

 Rental property is at a prime here.  That's why they know they can kick you out in a heartbeat and fill your house.  These places don't sit empty.  They're filled pronto.  We would have a hard time finding another place like this.  Other than the constant battle with the ac we've never had an issue.  We did have some problems getting our ice maker fixed but that was only because the model we have isn't made anymore.  When our dishwasher broke they brought us a new one.  I'm not sure why they won't just fix the ac right but they won't.  We're not willing to lose good housing over this.


 Because so far, it can be fixed.  A new AC unit is thousands of dollars.  Repairs are tax deductible outright - a new AC would have to be amortized.  They actually get a bigger tax deduction per year fixing it repeatedly than replacing it.

 Yes.  I doubt the owner in CA really cares who we are.  He cares about how much profit he makes.  End of story.  There is always a line of people waiting to rent these houses.  If we make too much of a fuss they surely can find someone else to rent to.  There is a lot of competition out here.  Even among our street.  There are two major realtors. here.  Ours and another.  Our realtor's office is a little hole in the wall behind Pizza Hut.  The other one is a huge three story glass building downtown.  What difference does it make?  The other realtor routinely charges about two hundred more per house than our realtor does.  Shoot, they have to make more to pay for their offices.  So even on the same street, with the same houses, there is competition.

 Ah, makes sense.  I sent them an online repair request.  I called the emergency repair line and they said do not call if it's an ac problem.  They also said you have to leave a paper trail by filing it either online or at the office.  The office is a bit of a drive so we do everything online.  They are really good about getting back to you.  They'll call early in the am.

 Exactly! I could get about $150 more a month for my house but I don't mind because I have a great tenant in there that I know and trust. If it were a corporation that owned my house, they would toss him in a second for someone who would pay the extra $150.

I know how much the houses around here rent for because whenever they're up for lease they always have that little bank tube with the house info on it. I always stop and take one just to see how much they're charging. May sound stupid but I like to know the prices of things. That way if my landlord says they want to up our rent by $100 I'll know whether it's fair or not.

Oh, and every month we don't pay that extra $150 we're putting money in our pocket.

I'm a Landlord, and I'm blessed that we have two good renters.
One is in the oil field, driving, and his wife is a stay-at-home wife (although she rarely is :) )
Our other renter is FABULOUS!
They take our garbage cans to the curb along with theirs
They use our riding mower and keep the grass cut
They feed our cats whenever we want to go fishing overnight
I could rent the two houses for twice the amount, but I might not get such good renters
They both pay their rent on time - or call us a week ahead if there is a problem

Momala, we have some people around here who rent out houses but they are few and far between. If you're lucky enough to find and they're a good landlord then those houses usually stay filled for forever.

SS's mom rents a house from an individual. He seems like he is really nice. She only pays $400/month in rent which is less than half what most houses around here go for. But then again, her house is really a dump. She's been looking for a three bedroom for over a year. She finally found one for $450. We haven't seen it yet but we drove through the neighborhood. The neighborhood is really run down.

NJN: I get what you're saying about not wanting to rock the boat. I'm the same way. I could pitch a fit (and be well within my rights to do so) when certain things happen (like the water being shut off without notice and it wasn't an emergency *) but I don't. I like being on the good side of the office. The big perk is that when we have a maintenance request, it's taken care of asap. We also have permission from the maintenance guy to flag him down if we need something.

* They're working on the hot water thingy (I forget what they called it) for our building here and there. I think it's a case of when they get a part in, they install it right away rather than waiting for all the parts. They're required to give 48 hours notice but have yet to do so. I would care except it hasn't been a problem yet and it's a rare occurrence.

I just don't see the point in being a turd to the office. We like it here and we will overlook some things because we'd like to stay here till we get a house. Crucial stuff will be dealt with should it ever arise. Most things, I just fix on my own since I know how.

Thanks chef. I appreciate your understanding. That's how we are. DH can do most things. If it's something minor he'll do it. We rarely call them for repairs. As I said we're only supposed to have one dog and we have three. Each time we call them out could be the time the repairman says something. But so far no one has said anything. I couldn't part with my poopies either! Yeah yeah, I know we shouldn't have gotten them... However, neither DH nor I can fix ac units. It needs freon. It's that simple. I left it off for most of the day. It's tolerable but not comfortable. I'm glad it's June and not August. In August this house becomes a sauna. After leaving it off most of the day I turned it on and, I guess because it's cooler at night, it worked for a bit before freezing up again. I got it down to 74 but it shut off already. I just don't see the point in being an a hole to the people. All that screaming and yelling and forcing "my rights" will only get me disliked. Besides, you can catch more flies with honey than with vinegar.

It isn't being an ahole when you expect to get what you pay for.

Lily, you've made it abundantly clear how you feel. I guess we here in the ghetto don't get the service you do. How can you NOT leave stuff alone. My ac broke. I CALLED THEM. They said to send in a repair note. I DID THAT. In the repair note I told them that it has been consistently breaking every summer. Now what more would you like me to do? Go hunt them down and hold a gun to their head? I've gone through all the proper channels. Even LL told you why they're not going to put in a new unit but you still won't lay off. Christ you're like a dog with a bone.

How much I care about my rights depends on how much I care about having a peaceful existence in my home. Take the water thing, for example. I could go up to the office and tell them what the law and our lease require from them. But, I'm sure they already know such things. They probably bank on people not complaining. And, I won't. I called the emergency maintenance line the first time it happened because I wanted to make sure they knew about it. Since then, they'll put a message on the emergency line stating that the water will be off from x - y time. Fine by me. I could hold them to the 48 hour written notice thing but meh.

By being a turd, I mean complaining too much whether it's about every tiny thing or pestering the office nonstop. I put in the request and leave it be. I'll check back if it's been too long but I don't rush things. I also prioritize what I want done. I'm meticulous about the move-in checklist, for example. I will note every little thing on that paper simply so we don't get charged for it upon move-out. But, the only things I want fixed are things that truly matter. When we moved in, the switch for the vent fan over the stove sparked when you flipped. That got fixed pronto since it's a safety issue. There's some paint stains on the floor in the bedroom. Those are still there and will remain as such. Twas nothing a strategically placed bookshelf couldn't fix.

I've lived in apartments for 14 years now. I've only had to get snippy with 2 complexes. One had tried to scam me out of my deposit. They lost (actually reading the lease and knowing what deductions are valid is a wonderful thing). The other was in violation of their lease. I used the lease to force them into fixing the issues. I also had one complex complain at me that "no one" ever keeps the move-in checklist. Oh well. I do keep it and I refer to it during the move-out inspection. I have only had one deposit not returned to me in full and that was because my dog damaged the screen door, which I noted on the move-out inspection along with the specified dollar amount for the fix per the lease.
