FWM, ever notice, with Murray, when he's losing or down like this he starts grabbing some part of his body to indicate there's a problem and that's why he's losing? hahaha It seems to be a habit of his I've noticed over the years. That's not to say that there isn't a problem, I guess, since tennis can be pretty grueling.

It's a muggy start to the day here. Looks like some showers will be moving through at some point. I was going to head to the open air market but don't want to get caught in any downpours. Besides, I don't really "need" anything. It was more of a not-wanting-to-sit-home trip.

 He's always been a bit of a cry baby, IMHO.

That's one of the reasons I've never really liked him.

I'd love for Sam to get the win.

Just got back from a l-o-n-n-n-g day at the
local ice house, where we had a benefit fund-
raiser for our Community Association. We
sold 45 BBQ plates, for a total profit of $440
(including two donations). Brisket, sausage,
beans, rice, and potato salad. Not too bad
for almost NO advertising. Secretary of the
association was supposed to put it on facebook
but that didn't happen until this morning! disbelief

One of our members makes GREAT signs - one
at the Ice House and two on the highway. At
least we got the truckers, and some of the
local county employees.

good. She added minced onions, celery, lots
of herbs and spices, and some minced smoked
ham. Not at all like refried beans (wallpaper
paste) or typical canned beans. And they
were well drained - not soupy.

Rather than bump the thread I originally posted on, I'll post here. I saw everyone's messages. I appreciate all the advice and tips.

Latest update is that the office is a lying liar who lies. After saying they had no first floor apartments and citing the FHA as why they couldn't move into one anyway, one magically appeared after our insurance contacted them. R (assistant) put on an Oscar-worthy performance over how she haaaad to pull strings with corporate to make this happen. Haven't talked to M (manager) since the day of the flood. R told our insurance the new apartment would be ready Monday of next week. Same day, she tells us Wednesday of next week. There was maybe 20 minutes between the time our insurance called us and us visiting the office in person.

We stated we want July's rent prorated (since we lost the use of the premises) and applied to August's rent. R put on another Oscar-worthy performance about how she guesses she could pull some more strings with corporate after she told us they don't have to do that since our stuff is still there. Um, well, yea. It is still there. WE are NOT. Our lease is for us LIVE there. Never mind that they can't rent our apartment anyway since it's uninhabitable.

We popped over to the apartment today to get some food for dinner tonight and tomorrow. Our hotel room has a kitchenette so we can still cook. The stench from inside can now be smelled outside. It smells like feces. A skunk spraying it would be an improvement.

Oh my gosh, chef! Will any of you belongings even be worth saving?

If the stench is so bad...I'm guessing, not.

This is where your renter's insurance should kick in.

You will need new stuff. I wouldn't want any of the stench infused belongings.cry

 I'm stubborn. I hate complaining and won't bother unless it's huge. This is huge.

One thing I'm wondering is if the rudeness from the office can be considered a hostile living environment. If this were happening in a workplace, it'd be considered a hostile work environment.

 We've submitted a list of the damaged stuff to the renter's insurance and the adjuster for this part of the claim took pics. Can't photograph an odor but I will be in contact with the insurance to ask what can be done about stuff damaged by odor. The stench is in the dryer too. Dryer sheets don't help. I'm hoping once we rewash our clothes and everything washable in the new place that they'll be ok.

Furniture is pretty much a total loss. But, insurance only pays the depreciated value so that's not much help since a lot of our stuff is old. They said we'd have to buy it first then they'll reimburse us so we may be furniture-less for awhile. Maybe. We explained to the adjuster that our most pressing need is beds for us and DS and that we do not have the money to buy them and then wait on a check.

It's an all around stinky (literally!) situation. Thank God it isn't worse.

IMHO, they're not slum lord status ... yet. They're certainly in the neighborhood. They bill themselves as luxury apartments but take their sweet time doing repairs. They're in violation of their own lease on some things. The outside lights are not maintained. The light outside our front door was out for at least 4-5 months at one point in spite of repeated requests for it to be fixed. It has now been out again for 3 weeks. M, the manager, is a jerk to you unless you kiss her rear end. R, the assistant, isn't any better.

The apartments aren't run down but they're also not maintained. We've submitted multiple work orders for our dishwasher. It has not been fixed yet. Dryer doesn't dry properly. We had a bad leak in our A/C last summer. Took maintenance a good 3 months to fix it. The wall nearest the leak mildewed. Office opted to spray mold killer on it rather than replace the drywall or at least verify the drywall wasn't compromised.

They ignore blatant violations of the lease in some apartments and ride up the rear ends of others. Per the lease, only electric grills are allowed on patios. No propane, period. No using gas grills within 20 feet of the building. This isn't enforced. Neither is the assigned parking. Or the disabled parking. Patios are not to be used as storage spaces - this is sporadically enforced. Us and a couple of our neighbors got yelled at for having a few items on our patios that weren't allowed. Yet, the trash piles on some of the surrounding patios were perfectly acceptable. Last Christmas, our neighbor across the breezeway got yelled at for using the fake snow on her slider. We did too. Yet, we were encouraged to decorate for Christmas and nothing was listed as prohibited. There's a lot more but these are some good examples of how they are.

 I'm stubborn. I hate complaining and won't bother unless it's huge. This is huge.

One thing I'm wondering is if the rudeness from the office can be considered a hostile living environment. If this were happening in a workplace, it'd be considered a hostile work environment.


 Would they be considered as bad as a slum lord? Making renters live in run down apartment?  


 Is there a checklist for a slum lord?

IMHO, they're not slum lord status ... yet. They're certainly in the neighborhood. They bill themselves as luxury apartments but take their sweet time doing repairs. They're in violation of their own lease on some things. The outside lights are not maintained. The light outside our front door was out for at least 4-5 months at one point in spite of repeated requests for it to be fixed. It has now been out again for 3 weeks. M, the manager, is a jerk to you unless you kiss her rear end. R, the assistant, isn't any better.

The apartments aren't run down but they're also not maintained. We've submitted multiple work orders for our dishwasher. It has not been fixed yet. Dryer doesn't dry properly. We had a bad leak in our A/C last summer. Took maintenance a good 3 months to fix it. The wall nearest the leak mildewed. Office opted to spray mold killer on it rather than replace the drywall or at least verify the drywall wasn't compromised.

They ignore blatant violations of the lease in some apartments and ride up the rear ends of others. Per the lease, only electric grills are allowed on patios. No propane, period. No using gas grills within 20 feet of the building. This isn't enforced. Neither is the assigned parking. Or the disabled parking. Patios are not to be used as storage spaces - this is sporadically enforced. Us and a couple of our neighbors got yelled at for having a few items on our patios that weren't allowed. Yet, the trash piles on some of the surrounding patios were perfectly acceptable. Last Christmas, our neighbor across the breezeway got yelled at for using the fake snow on her slider. We did too. Yet, we were encouraged to decorate for Christmas and nothing was listed as prohibited. There's a lot more but these are some good examples of how they are.


chef, this doesn't sound like a good place to live.

You pay good money, in rent, to have a safe place to live.

It sounds like it's time to find a new place.

Chef ~

To get rid of smoke or mold or mildew smells, this
is a hint given to me years and years ago by the wife
of a volunteer fire fighter.

1. STOP. Do NOT put damaged fabric in the washing
machine until you do this.

2. Hang the damaged articles on a clothes line for three
days - hopefully breezy. If the weather is supposed to
rain, bring the articles inside.

3. After three (3) days on the clothes line, bring the
articles in and wash them in COLD water in a solution
of 20-Mule Team Borax. Nothing else.

4. Hang the articles on the clothes line again. If
possible, let them hang in the sunshine for a couple of
days.

5. Once they are dry, give them the "sniff" test. If they
still smell of smoke or mildew, repeat the sun/wash/sun cycle.

I've done this for friends/neighbors who have had fire/smoke
damage, and it really works. So far, I haven't had to help any
friends who have had water damage, but the same "recipe" works.
