The housing market is nuts and every single property in NH he looked at were tear downs. He wants a lot of acreage and squeezed into 35 acres. He is due to close in a week. Paying cash. Needs to build a house. Long process. We are in talks to carve out some acres for me to put in a small community where my retirement home will be, Excited but will be a long process.

Congratulations to your son... yes, I didn’t realize how many choices we had to make building our home, but even though at times it could be a headache, it is also exciting. It is worth it though. Has your son picked out a design yet?

He closed the property yesterday, easy close since he paid cash. Need to figure out where to put the house and then get a logger in, they will clear land for free. Lots of things to plan.

So he wants to build a colonial but with some architectural deviations. And a large garage to house his vehicles. First he is seeking permits for two driveways since he doesn't know where he wants the house exactly. Putting in the driveways will give him a plan for a logger. Loggers take trees down for free but DS will have to get the stumps out. Long process but exciting. We are both picking out styles of homes we want.

Will the loggers leave any firewood
for DS? It takes at least a full year
to "season" it, to use in a fireplace
or a grill. They have the equipment,
just need to ask them to do it.
Plenty of firewood on the property. Loggers are free because they want the non rotted trees to sell.
He's walked different portions of the property and found a "road" that goes in plus small waterfalls an streams. He has 900 feet of frontage on the main road which is almost unheard of buying property. The pics are great that he sends to us. Can't wait until I am well enough to hike around the property.

He found some streams on the property yesterday, so exciting. He is already putting together Septic system companies and drawing where he wants the "roads" and will submit the plans to the town soon. This will cost a pretty penny but it is his forever home which once built will need no renovations or such.

When late DH and I started looking
for septic companies, our friends/and
neighbors all recommended an over-
size tank. I've had our septic system
for 17 years, and never had a problem
with it. Regular use of Rid-X (once a
month), and no fat/oil/grease or
dairy products down the drain. Our
system is rated for four bedrooms,
but since DH and I are the only ones
using the septic, I don't foresee any
problems in the near future.
Do his streams have fish in them?
Even small ones? Like perch? Have
the streams ever overfilled their
banks? Make sure his property is
not in a flood zone.
When he is designing his home, may
I suggest that he have at least two,
if not three, sources of heat.
Main heat (probably electric), with
at least one wood burning fireplace,
and propane-fired stove. Most
professional chefs use propane (gas),
and you can have gas tanks filled on
a regular basis. Our propane tank
takes care of our stove, and my
renter's stove, about $100 every
two years.

Momala you and I are the same page. I told him to over buy / build the septic. Also told him he needs a pellet stove plus he will have an on demand generator. So excited about this. He is the talk of the town. People knew when the property was sold and the surrounding neighbors seem relieved that it wasn't a developer.

DS is meeting with a logger tomorrow. they will walk part of the land and decide what needs to be initially cleared. Exciting discovery is there is a grandfathered in driveway / road on the property. Huge savings for DS.
